Roofing leads: what they cost, and who else gets them.

Short answer: there are three ways to get roofing leads. Buy them one at a time from a lead seller, rent a share of them from a directory, or pay Google for the click and have the customer come straight to you. The lowest price we found from a UK roofing lead seller is £20 a lead. A click on a roofing search costs £3.93 to £13.17.

Which one pays comes down to something none of the sellers' pages mention: what kind of roofing job the lead is for. £20 is nothing against a £12,500 re-roof. On a tile repair, it's most of the profit before you've picked up the phone.

The bit every seller skips

A repair lead and a re-roof lead are different products.

"Roofing leads" gets sold as one thing. It isn't. A re-roof is worth dozens of tile repairs, so what you can afford to pay for the lead changes just as much. Here's what each job is worth, and the most a lead for it should cost you if you win one quote in three.

The last column uses a rough rule: winning a job should cost you about 10 to 15 percent of what it's worth, counting the quotes you lost to get it. It's worked out from the middle of each price range. So a £20 lead is a bargain on a re-roof, fine on a flat roof or chimney, and a loser on a tile or leak repair unless you win nearly every quote.

Lead Pronto is the one seller that separates repair leads from replacement leads, describing re-roof leads as homeowners "usually with two or three quotes in mind". Ask any seller which kind you're buying before you pay for it.

The 10 to 15 percent band is an industry rule of thumb, not a measured figure. Use it as a sanity check, not a promise.

What the lead sellers' own terms actually say.

Nearly every page ranking for "roofing leads" is a seller's sales page. We read their terms and pricing pages instead, because that's what you're actually signing up to.

"Exclusive" means three different things

At Lead Pronto it means one roofer per lead. At Get Work it means one roofer per area: its example is "we would only work with one roofer in Preston". At Hammer Down it means something narrower. Its own terms say it can't guarantee the homeowner hasn't asked other roofers for quotes, and that "Our exclusivity applies solely to leads distributed through our platform."

None of them can stop a homeowner filling in three forms. What exclusive buys you is that the seller won't sell your lead to anyone else, which still matters. Just don't assume it means you're the only roofer they'll talk to.

Read the terms, not the banner

Hammer Down's site promises a "Full refund on bad leads". Its terms say "All lead purchases are final", credits are non-refundable "regardless of whether you successfully contact the customer or win the job", and a dead or wrong number has to be disputed within 7 days. MyJobQuote gives you 48 hours and refunds as account credit only. And under Hammer Down's, MyJobQuote's and Checkatrade's terms, a customer who just never answers isn't grounds for a refund.

You're often buying their Google clicks

Lead Pronto says its roofing leads come from "Google Ads, Facebook, TikTok and Instagram, alongside SEO across our own brands". Get Work shows the split on its own price list: of the £600 Startup plan, £300 is Google Ads spend. The other half is theirs. On its own estimate of 15 leads a month, that plan works out at £40 plus VAT a lead.

That isn't a scandal. Somebody has to run the ads, build the page and answer the forms, and that work costs money. But it's worth knowing that you're paying for the same clicks you could buy yourself, plus somebody's margin on top.

Every conversion figure is the seller's own

Lead Pronto quotes a "15% Lead to appointment rate". Hammer Down claims "40%+ average" conversion for itself and "10-15%" for shared leads. Get Work says its pages "turn 1 in 5 visitors into roofing leads". None of these comes with a source. They might all be true, but you can't check them, so plan with your own numbers from the calculator above.

The directories

Checkatrade, Bark and the rest, for roofers.

None of them publishes what a roofing lead costs. Here's what their own pages and terms do say.

Checkatrade

Its roofer page says "Around 8,500 people used Checkatrade to find a roofer last year". The roofer plan is a Fixed Plan and "Memberships are for 12 months", with no price shown. Its terms count "clicks from the Platform to Your website" as leads, and the number of leads it quotes you "is only an estimate and is not binding". On its Opportunities Board, "multiple trades may unlock the same Opportunity". Its own roofing blog promises "a share of the leads".

Rated People

Now part of Checkatrade Group. It closed all its memberships, and its leads now go to Checkatrade members. The only way to buy them is a Checkatrade membership, from £30 a month.

Bark

Roofers are still on credits. Bark's newer subscription model only covers "Roof & Gutter Cleaner" so far. Its terms still cap a request at five professionals, credits cost £1.80 plus VAT at the standard rate, and the number of credits a lead costs is shown lead by lead.

MyBuilder

Roofing is split into Flat and Pitched. You pay a shortlist fee when a homeowner picks you, and its terms say "It is not necessary for you to be awarded the Job for the Shortlist Fee to be payable." If the customer's details are shared with you straight away, the fee is charged there and then.

TrustATrader

An annual membership paid upfront. You "cannot cancel the membership agreement prior to the expiry of the 12 month membership period", and the 14-day cooling-off period does not apply. On the plus side, it doesn't renew automatically and memberships are limited per area.

MyJobQuote

Covered in the seller table above: up to 3 trades per lead, 48 hours to dispute, credit-only refunds, and credits that expire after 6 months.

What roofing leads cost when you buy the click yourself.

A click isn't a lead, so you need a conversion rate to turn one into the other. The only published figure for home improvement is WordStream's: 7.33% of search clicks become an enquiry. It's US data, so treat it as a rough guide. Here's what that makes a lead on each roofing search.

Google Ads data for the UK, pulled 23 September 2026. These are bid-based estimates, so most advertisers pay less per click than this.

So on price per lead alone, a £20 bought lead beats running your own ads. Where your own leads win is everything else about them:

  • Nobody else was sold the lead. The customer searched, saw your ad, and rang you.
  • You pick the jobs. Bid on re-roofs and flat roofs, skip the tile repairs that can't carry a lead cost.
  • Your number only shows when you can answer. Google lets you schedule your ads and your call button to your working hours.
  • You can turn it up in autumn and down in summer, day by day, with no contract to sit out.
  • Nobody takes a margin on the click. You pay Google directly.

Google Local Services Ads

Roofers is a UK category. You pay per answered call rather than per click, with the Google Verified badge on your listing. You'll need a verified Business Profile, public liability insurance and Google's screening, which takes three to four weeks on average. Timing

Roofing demand has a season, and it's autumn.

Searches for "roof repair" run about 3.4 times higher in September and October than in May and July. "Emergency roof repair" swings about 6 times across the same year. This is the UK search data behind this page, month by month.

Storms make the peaks

The ABI says storm damage to UK homes cost insurers £244 million in 2025, with an average payout of £2,450. The Met Office's named storms for 2025/26 ran from Storm Amy in early October to Storm Dave in April.

What to do about it

Get set up before September, not during it. Local Services Ads screening alone takes three to four weeks. Put your budget where the demand is, and use the quiet months to collect reviews and get your website ready for the rush.

Lead to job

What turns a roofing lead into a job.

Answer within the hour

Harvard Business Review studied 1.25 million web leads at 42 US companies. Firms that tried to reach a lead within an hour were nearly seven times as likely to have a real conversation with the decision maker as firms that waited even an hour longer, and more than 60 times as likely as firms that waited a day. Of 2,241 companies they tested, 23% never replied at all.

The famous "5-minute rule" comes from an older 2007 study of six companies, and its authors say it "did not address close ratios". Neither study was about roofing, and neither measured jobs won. On a shared lead you're racing the others, though, so ring first.

Give them what they've been told to check

The National Federation of Roofing Contractors tells homeowners exactly what to look for. Answer those questions before they ask:

  • Get up to three roofers to look at the job, and "do not automatically take the cheapest option"
  • Get the quote in writing, except possibly for small emergency repairs
  • Ask for an insurance-backed guarantee, because "even the best contractors can go out of business"
  • Be careful about paying upfront and about cash or VAT-free deals

NFRC members are inspected before they join and every three years after. If half or more of a roof is replaced, Building Control has to be notified, unless the roofer is in a competent person scheme such as CompetentRoofer or NAPIT and self-certifies. CompetentRoofer comes with a 10-year insurance-backed guarantee on that work. Say which schemes you're in, up front, on your quote and your website.

Know the rules when you quote at their home

A job agreed in the customer's home is an off-premises contract under the Consumer Contracts Regulations 2013. That means:

  • They can cancel within 14 days without giving a reason
  • Leave out the written cancellation information and it's a criminal offence, and the cancellation period runs up to 12 months longer
  • Starting inside the 14 days needs their express request in writing, or you risk not being paid if they cancel
  • An urgent repair they called you out for is exempt

None of this applies to an off-premises job of £42 or less. For everything bigger, have a written quote template that covers it.

Before you pay

Is buying leads legal? Yes, but the risk is yours.

The Information Commissioner's Office says a business buying marketing data "must undertake proportionate checks and due diligence", and that "It is not enough to simply accept a third party's assurances." Its own list of what to ask, applied to a lead seller:

  • Who collected this lead, and was it you or someone you bought it from?
  • Where, when and how was it collected? How old is it?
  • What exactly did the customer agree to, and does it name my business?
  • Have these numbers been checked against the Telephone Preference Service, and when?
  • How do you pass on it when somebody asks not to be contacted?

The ICO generally recommends not using consent given through a third party more than six months ago. For emails and texts, consent that only says "trusted partners" doesn't count. It has to name you. And if you ask someone else to make marketing calls for you, you can be the "instigator" and share responsibility for them.

A real case

In January 2024 the ICO fined Skean Homes £100,000 for more than 600,000 home-improvement sales calls to people registered with the TPS. Its defence was that it had let its lead generation provider use its phone numbers. The ICO found no evidence a third party was using them. Blaming the lead company didn't work. Steer clear of cold-called leads and keep the seller's consent records for every lead you buy.

And a seller

In November 2025 the ICO fined Lead Pronto, one of the sellers on this page, £30,000 over 76,605 texts reading "Claim a Government-backed Free Boiler Grant!". The consent its forms collected named none of the 18 clients it was generating data for, and the ICO said: "It cannot be argued that consent was informed." Whoever you buy from, ask to see the consent wording on the form your lead filled in.

The honest verdict

Which route suits which roofer.

  • You can ring back within the hour
  • You can test with a small spend first

Skip the shared sites if

  • Your bread and butter is small repairs
  • You can't drop tools to call fast
  • You'd be tied in for 12 months
  • You hate paying for jobs you lose

Run your own if

  • You want the customer, not a number
  • You want to pick which jobs you pay for
  • You'll answer the phone in working hours
  • You're planning past the next few months

How much do roofing leads cost in the UK?
It depends on the route. Lead Pronto advertises exclusive roofing leads from £20 each and booked appointments from £130. Hammer Down runs an auction where bids start at £20. Get Work sells a monthly plan from £600 plus VAT, of which £300 is Google Ads spend. Checkatrade, Bark, MyBuilder and MyJobQuote do not publish a roofing lead price at all. Where can I buy roofing leads?
