An asbestos lead never says whether the job needs a licence.
Leads Do Work sells a home asbestos removal lead for £24 plus VAT and a survey or sampling lead for £23, or £28 and £33 when the customer is a business, with an £11 fee every week. Its Asbestos Quotes site sells them in packs of 5, 10 and 20. Go to Google direct and a click on an asbestos search costs £5.02 to £23.60, with surveys at the top of that range.
The price doesn't change with the work behind it. HSE sorts asbestos jobs into licensed, notifiable non-licensed and non-licensed, and only the first needs an HSE licence. Doing licensed work without one is an offence. And a licence holder who does no licensed work for a whole term is normally renewed for one year only.
Straight off a lead feed, 24 September 2026
"Our garage ceiling is constructed of Amosite boarding covering an area of approximately 7m by 2.6m. I would like quotes for the removal and disposal of this material please."
That sat on Leads Do Work's asbestos page between a corrugated garage roof and a boiler flue, all bought on the same £24 line. We read Amosite boarding as insulating board, and HSE puts work on insulating board on the licensed side unless it's short duration: no more than 2 hours in any 7 days. We doubt a whole garage ceiling fits that. How the three tiers work.

This guide is the honest version of what buying asbestos removal leads costs, and who else gets them. What we do instead is build asbestos contractors a website that turns visits into calls, and run Google Ads in an account in your own name, so every lead that comes in is a customer who found you, and nobody else was sold it.
What the work pays
From a £250 survey to a £4,375 Artex room, the lead costs about the same.
Checkatrade puts a management survey on a two or three bedroom home at £150 to £350 and stripping an asbestos Artex ceiling from a 20m² room at £2,750 to £6,000. MyJobQuote, working from real quotes on its platform, has a single garage roof at £400 to £900. The table puts Leads Do Work's home lead price against each, survey lines at £23 and removals at £24.

Many trades try to keep what it costs to win a job at 10 to 15 percent of what the job pays. Treat that as a habit, not a measured standard. Against it, the management survey comes out at 28%, the refurbishment survey at 20%, a single garage roof at 11% and a double at 7%. The Artex room barely registers at 2%.
If surveys are most of your work
A £23 lead on a £250 survey only pays if the survey leads somewhere: the removal it finds, or a building whose owner has to keep coming back. Bought as a one-off, it sits well over the band.
If you strip out commercial buildings
None of the UK cost guides we read prices a commercial strip-out, and Leads Do Work's business removal line is £28. On that kind of job the lead price hardly matters. Whether you hold the licence it needs matters a great deal.

Who sells them
Who sells asbestos work, and what they check before you get it.
Contractors hardly ever search for a seller. "Asbestos removal leads", "asbestos leads", "asbestos survey leads" and "asbestos contractor leads" showed no measurable UK searches when we checked, so the sellers go looking for you. What each one promises below is quoted from its own pages.

Leads Do Work asks for insurance, not a licence
Its Connect price list has two asbestos lines: removal at £24 for a home and £28 for a business, survey or sampling at £23 and £33, all before VAT. The £11 weekly service fee comes to £572 a year plus VAT before you've bought a single lead. Each job goes to 1 to 3 other tradesmen, never more than 5. "Contracts can be canceled anytime." Returns are reviewed one by one.
To sign up you need "valid public liability insurance (PLI) and a photo ID". Its asbestos page then tells contractors "For notifiable asbestos removal, you'll need to be licensed by the HSE", which runs two of HSE's tiers together. Notifiable non-licensed work needs notice, medicals and records, and no licence at all. Licensed work is a separate tier. Sorting a lead into the right one is your job, not the seller's.
Asbestos Quotes is the same network, sold in packs
Leads Do Work runs asbestos quote sites of its own, asbestosquotes.co.uk among them. That one offers "a fixed fee per pack of 5, 10 or 20 leads", or single leads picked in the app, and says each lead "may be made available to up to four suitable contractors". Pricing, it says, depends on "the service category and account arrangement". Its categories run from testing and garage roofs to refurbishment and demolition surveys.
A test kit seller that passes on the positives
Asbestos-Sampling.com sells DIY testing kits. When a customer's result comes back positive, some ask for a removal quote, and those requests go to contractors in its directory. "The number of leads you receive will depend on how many of our customers in your local area receive a positive asbestos result." Its quote form tells customers up to 4 suppliers will call. So the customer already has a lab result. "asbestos test kit" is searched 8,100 times a month in the UK at £4.09 a click, so that first step is a big one.
Search ads built for one contractor
Leads Everyday runs Google Ads for asbestos firms and says its leads are "never shared with competitors", with "No commission on any jobs" and no price on the page. Expose Profits takes "one client per area", works month to month, and puts the Google Ads account in your name: "you own it, you keep it". Contact CRM sells asbestos leads per lead, without membership fees or contracts, and doesn't say how many firms get each one.
Directories that file work by the licence
Checkatrade lists "Asbestos Removal - License" and "Asbestos Removal - non License" as separate services, with testing on its own line. Bark has an "Asbestos Removal & Surveys" category and says it contacts those "with the right facilities and licences"; it doesn't publish how many credits an asbestos lead takes. Two more are worth knowing. ARCA, the Asbestos Removal Contractors Association, runs a Find a Contractor search and audits its members. VendorGrid places asbestos subcontractors with facilities management firms, is free to join, and says an HSE licence is "required for licensed work". Zapo and Lead Pronto, which sell leads for dozens of trades, had no asbestos page when we looked.

A survey click costs more than twice a removal click.
Clicks run from £5.02 for "asbestos removal cost" to £23.60 for "asbestos survey near me". "Asbestos survey" costs about 2.5 times "asbestos removal", and the four dearest searches are all surveys. For the lead column we divide by 7.33%, WordStream's average conversion rate for home improvement ads, measured on American accounts, so use it to plan with, not to promise with.

UK Google Ads keyword data, pulled 25 September 2026. A click price here is the average Google's keyword data reports, and what you actually pay depends on your own bids. Monthly searches are averaged over a year. Google folds some wordings together, so "asbestos survey" also counts "asbestos surveyor" and "asbestos surveys".
From £68 to £322 a lead, buying the click yourself costs more than Leads Do Work's £24 on every search above. We won't dress that up. The extra pays for a customer nobody else was sent, and for choosing which tier of work rings you:
- Bid on licensed searches only if you hold a licence
- Keep surveys and removals in separate campaigns
- Ask what the material is on the form
- Aim at building managers with a duty to manage
- The customer rang you and only you
- Your own card pays Google, with nothing added
- If you leave, the ad account goes with you
There's no asbestos category in Google's UK Local Services Ads. The closest are roofers, junk removal and general contractors, and Google doesn't say whether an asbestos search would show them. What a sensible starting spend looks like is worked through in our Google Ads budget guide.
The three tiers
Your licence, or the lack of one, decides which leads are yours.
HSE says "The employer of anyone whose work might involve asbestos is responsible for deciding if the work requires a licensed contractor", and that you decide "in each case". The seller doesn't. What decides it is the material, its condition and what you'll do to it, which is exactly what a one-line lead leaves out.
Licensed: HSE has to know first
Licensable work includes sprayed coatings, pipe lagging, loose fill, millboard, and insulating board unless it's short duration: 2 hours in any 7 days, with nobody working more than 1 hour of that. It's notified on an ASB5 at least 14 days ahead, under regulation 9.
Notifiable: tell them, check people, keep records
NNLW covers dropping an asbestos cement roof so it breaks up, sheets damaged by fire or flood, and steaming or gelling off large areas of Artex. Notify online before you start, with no minimum notice. Workers need a medical at least every 3 years, and the health records stay for 40 years.
Non-licensed: still not a free-for-all
HSE's examples include taking cement roof sheets off whole, "without breaking up", and sealing material that's in good condition. A garage roof that comes off in whole sheets fits here. It still needs a risk assessment and people trained for it.
The licence has its own economics. HSE charges £3,683 to assess an applicant, aims to decide within 8 weeks, and grants 1 year the first time. Renewals normally run 3 years. A holder who did no licensed work in the term normally gets one year, and after a second empty term HSE won't consider renewal. It only licenses firms that plan to do licensed work.
HSE points to a list of current licence holders; the version dated 22 September 2026 names 368 licences, 332 of them standard ones, and covers only holders HSE can disclose. For those firms a lead is about keeping the licence alive, and a feed that's mostly garage roofs won't do that. NNLW medical certificates are kept for 4 years, so the paperwork follows you whichever tier you work in.
Where repeat work comes from
The repeat asbestos work sits with a building's dutyholder.
The duty to manage covers every non-domestic building, factories and shops and schools among them, plus the common parts of purpose-built flats: corridors, stairs, roof spaces, outhouses and garages. Under regulation 4 the dutyholder keeps a written plan, and HSE says to monitor it and "review it every 12 months or sooner if necessary". Handing the job to a managing agent doesn't move the legal duty. That's a customer with a standing reason to call again, and the survey searches carry the dearest clicks in this trade.
Homes are different. HSE says the duty doesn't apply inside people's homes, and an owner-occupier is "not legally responsible for risks to contractors from asbestos". A homeowner lead rarely comes with a survey, so you're usually the first person to find out what the material is.
A survey that breaks things open
Before major refurbishment or demolition, asbestos must be removed as far as reasonably practicable, so a refurbishment or demolition survey comes first. It's destructive, the area is cleared while it happens, and the surveyor signs it off as fit for reoccupation. HSG264 is the survey guide.
UKAS is the one that counts here
HSE "strongly recommends using accredited asbestos surveying organisations", and UKAS is the only recognised body in Great Britain for accrediting them. If you want survey work from building managers, that's the badge to hold.
The waste travels with a note
In England and Wales, HSE says asbestos waste is hazardous above 0.1% asbestos, and mixing it into other waste to get under that is ruled out. A consignment note goes with it all the way to its final destination.

Through the year
Removal searches top out in autumn. Garage roofs wait until late winter.
"asbestos removal near me" hit 2,900 UK searches a month in September 2025 and October 2025 and dropped to 1,000 in December 2025, about 2.9 times fewer. The rest of the year held between the two. None of the sellers we read makes any claim about the season, so this is the only picture of it on offer.

Garage roofs keep their own calendar
"asbestos garage roof removal" was lowest in December 2025 at 480, then rose to 1,000 in February 2026 and March 2026. If roofs are your bread and butter, the new year is when to be visible.
A weekly fee doesn't follow demand
Leads Do Work's £11 a week is the same in December, when removal searches bottom out, as in October. An ad budget can move with the months; put more behind the busy ones and keep a little running through the quiet ones.
Before you pay
Check where the lead came from before you check the roof.
Under the ICO's guidance, a firm that buys marketing data has to make its own proportionate checks, and relying on what the seller tells you doesn't count as one. Consent for texts and emails must name your business. Lead Pronto learnt that the expensive way: a £30,000 ICO penalty in November 2025, because the consent behind its texts listed not one of its 18 clients. Lead Pronto has no asbestos page, and we found no ICO case against an asbestos firm.
Put these to the seller before you pay for an asbestos lead:
- Which website did the customer fill in?
- Does their consent name my business?
- How many other contractors were sent it?
- What is the material, and has it been tested?
- Is it a home, a business or a block of flats?
File the replies with the lead. The first three are your answer if the ICO asks how you checked; the last two tell you which tier you're quoting in before you've driven anywhere.

- Leads Do Work charges £24 plus VAT for a home asbestos removal lead and £23 for a survey or sampling one, rising to £28 and £33 for a business customer, with an £11 weekly fee on top. Its Asbestos Quotes site sells packs of 5, 10 and 20 leads without a published price. Leads Everyday, Contact CRM and Expose Profits don't publish prices either. - Can a firm without an HSE licence take asbestos garage roof leads?
- Usually, if the roof comes off whole. HSE lists removing asbestos cement roof sheeting as non-licensed work "provided the material is carefully handled/removed without breaking up". Dropping the roof so the sheets break up, or clearing sheets already smashed by fire or flood, is notifiable non-licensed work, which means notifying before you start, medical checks and records. Neither needs a licence, but both need a risk assessment and trained people.
- Does removing Artex with asbestos in it need a licence?
- No. HSE treats textured coatings such as Artex as non-licensed work, but large-scale removal by steaming or gelling is notifiable non-licensed work, so you notify it online before starting and keep health records. Taking out a small patch for a light fitting with dust-reducing methods is ordinary non-licensed work.
- How much notice does licensed asbestos work need?
- At least 14 days. Regulation 9 of the Control of Asbestos Regulations 2012 makes the employer notify the enforcing authority in writing at least 14 days before licensable work, unless the authority agrees to less, and HSE's form for it is the ASB5. Notifiable non-licensed work has to be notified before it starts, with no minimum period.
- How long does an HSE asbestos licence last?
- The first licence lasts 1 year and renewals normally 3. HSE charges £3,683 for the assessment and aims to decide in 8 weeks. If you did no licensed work during a licence, HSE normally renews for one year only, and after a second term with no work it won't consider renewal at all.
- Who needs an asbestos management survey?
- The dutyholder of a non-domestic building, such as a factory, shop, office or school, and whoever looks after the common parts of a block of flats. HSE says they must keep an asbestos management plan and review it every 12 months or sooner. The duty doesn't apply inside people's homes, and HSE says an owner-occupier isn't legally responsible for risks to contractors from asbestos.
- When do people search for asbestos removal most?
- UK searches for "asbestos removal near me" reached 2,900 a month in September 2025 and October 2025 and fell to 1,000 in December 2025, about 2.9 times lower. Garage roof searches run to their own timetable and were highest in February 2026 and March 2026.
- Is it legal to buy asbestos leads?
