A driveway clean can't carry a £30 lead.

Checkatrade puts a driveway clean at £250 to £400. Digitool's own calculator, left on its defaults, works out at about £30 to £57 per estimated pressure washing lead. Win one quote in 3 and the cheapest of those is 28% of the driveway before you've unloaded the van.

The sums change on roofs, drives you clean and seal, and detached render, which runs £600 to £1,100. So the question isn't only what a lead costs. It's which job it's for, and whose ad account it came through.

Read clause 11

One seller keeps the ad account when you leave.

Digitool's terms say it builds campaigns "within advertising accounts owned or controlled by Digitool" and that "Digitool owns those accounts, campaign structures, campaign data". Stop paying and the history of every search that found you stays with them. Seller by seller.

Where we stand

We don't sell pressure washing leads. We help you get your own.

This guide is the honest version of what buying pressure washing leads costs, and who else gets them. What we do instead is build pressure washing firms a website that turns visits into calls, and run Google Ads in an account in your own name, so every lead that comes in is a customer who found you, and nobody else was sold it.

What the work pays

Most exterior cleans are a few hundred pounds. The lead has to fit inside.

A medium drive takes six or seven hours, a patio a few, and both land in the low hundreds. Here is each job at the middle of Checkatrade's range, and what a win costs at the two ends of Digitool's estimate if one quote in 3 turns into work.

JobTypical UK priceAt £30 a leadAt £57 a lead
Patio clean£195 to £450£90 a win, 28% of the job£171 a win, 53% of the job
Driveway clean£250 to £400£90 a win, 28% of the job£171 a win, 53% of the job
Soft wash render, terrace or semi£300 to £600£90 a win, 20% of the job£171 a win, 38% of the job
Pressure wash an average roof£375 to £900£90 a win, 14% of the job£171 a win, 27% of the job
Clean and seal a medium driveway£700£90 a win, 13% of the job£171 a win, 24% of the job
Soft wash render, detached£600 to £1,100£90 a win, 11% of the job£171 a win, 20% of the job

Prices from Checkatrade's cost guides: driveway, patio and clean-and-seal (May 2026), roof (April 2026) and render (August 2026). The two lead prices are Digitool's default monthly total divided by the top and bottom of its own lead estimate. One win in 3 is MyJobQuote's figure for its trades.

A won customer should cost about 10 to 15 percent of the job. On a drive or a patio, even the cheap end of the estimate is well past that. Only the bigger jobs get close: a pressure-washed roof at 14%, a clean and seal at 13%, a detached render at 11%.

If drives and patios are most of your week

A bought lead will struggle to pay on one clean. Sealing the drive after the wash takes the job to £700, and the firms that lay drives have their own guide, driveway leads.

If you soft wash roofs and render

These are the jobs a lead can pay for, and they need ladders, biocides and care the drive doesn't. If you clean indoors as well, cleaning leads covers the domestic side.

Who sells them

Four UK sellers, and not one prints a price per lead.

Most UK firms selling pressure washing leads run ads for you and bill by the month; FatRank rents you a website instead. Each is quoted below from its own website and, where it publishes them, its terms.

Digitool: exclusive leads, from an account it keeps

Digitool says its pressure washing leads are "sent only to your business", and that "We separate higher-value property work from small enquiries that are not worth the travel". Its calculator opens on a £245 plus VAT monthly fee and a £500 ad budget, £745 in all, for 13 to 25 estimated leads. Its best case study claims £9.49 a lead for one roof and exterior cleaner, which it calls a recorded result.

The terms are the part to read. You pay "two monthly management fees upfront", there is a "three-month minimum term", then 30 days' notice. The ads run in accounts Digitool owns, and the pages it builds for you "may be withdrawn when the service ends". You do not acquire "access rights" to the campaigns unless it agrees in writing.

In its favour, there is a 30-day job guarantee: win nothing from the campaign in its first 30 live days and you can claim back the management fees. The ad spend isn't refunded.

PromoSEO and FatRank: one founder, two models

PromoSEO sells exclusive pressure washing leads from Google Ads, SEO and Local Services Ads, with packages that "begin at £500 per month" and a "make good policy for invalid or unsuitable enquiries". Leads start "within one to two weeks". FatRank, run by the same founder, pitches "rank and rent": a lead generation website it builds and ranks, which you then pay for per lead, per call or as a "Fixed Price Rental of Website". Neither prints a figure for any of it.

Leads Everyday: ads on the page, lists in the process

Leads Everyday names pressure washing, softwashing, render, patio and driveway jet washing, and promises "Exclusive leads sent directly to your phone, never shared with competitors", "Targeted Google Ads" and "Cancel anytime". The same page's second step reads "We build targeted lists and craft compelling outreach." A homeowner searching for a patio clean and a name on a list are different leads. Ask which you're paying for.

The one with a price is American

99 Calls ranks for "pressure washing leads" in the UK and prints the clearest price list of the lot: $24.99 a lead from SEO and $60 to $146 from Google Ads. It serves "the U.S. and Canada", so a UK firm can't buy from it.

Everything here about Digitool's contract comes from its own published terms and conditions, last read on 23 September 2026. Terms get revised, so check yours against the current version before you act on anything.

Rather have pressure washing leads that are yours alone?

That's what we do. We don't sell leads. We build the website and run the Google Ads that bring pressure washing customers straight to you, in an ad account in your name that stays yours if you ever leave.

Buying the click yourself

A seller pays £17.81 a click to find you.

"pressure washing leads" costs £17.81 a click, about 3 times the dearest homeowner search on the list below. The homeowners are cheaper to reach: £1.86 to £6.03 a click, with "pressure washing near me" the busiest at 5,400 searches a month. The last column uses WordStream's 7.33% conversion rate for home improvement search ads. It's a US figure, so treat it as a guide.

Google Ads data for the UK, pulled 23 September 2026. These are bid-based estimates, so most advertisers pay less per click. Searches like "pressure washing" on its own are left out: most of those people are buying a machine.

At £25 to £82 a lead, your own ads don't beat the driveway sums either. Neither the sellers' estimates nor these click prices make a £325 clean pay at one win in 3. What your own account does is let you choose which cleans you pay for:

  • Bid on roofs and render first
  • Add "driveway cleaning" only near home
  • Drop DIY searches for good
  • Budget up in spring, down in winter
  • The account stays in your name

"roof cleaning" runs to 4,400 searches a month at £5.23, on a job Checkatrade puts at £375 to £900 for an average roof. That is where a small budget earns its keep. How big that budget should be is worked through in how much to spend on Google Ads.

Before you quote

Two leads you should think hard about taking.

None of the sellers' websites mentions either. Both come from the regulators, and both land on the person holding the lance, not the firm that sold the lead.

The asbestos cement garage roof

HSE's task sheet a12 says asbestos cement roofs "are always fragile and cannot bear weight", and "Only in exceptional circumstances is high-pressure jetting appropriate. This requires a specialist contractor." Its method is an approved biocide from a low-pressure sprayer and gentle scraping, with any machine slurry collected and filtered. Ask what the roof is made of before you price it.

The drive with a gully at the bottom

gov.uk says "Surface water drains discharge directly to the environment", and contaminated water from business activities must go to the foul drain, be recycled, or be removed by a registered waste carrier. It lists biocides among the pollutants. The penalty for polluting can be an unlimited fine, up to five years in prison, or both.

Say on your website how you deal with runoff and older roofs. A homeowner comparing three quotes has no other way to tell who's careful. The gov.uk guidance covers England. Roof work carries more rules on top, covered in our roofing leads guide.

Through the year

The rush comes in March, not the summer holidays.

"patio cleaning near me" hit 3,600 searches in March and bottomed out at 480 in November and December, a swing of about 7.5 times. By August it was back to 720. People want the green off the patio before they sit on it, not halfway through the summer.

A flat monthly fee ignores this

Digitool's three-month minimum costs the same whether it starts in November and December or March. Signing up in the dead months pays for leads that aren't there.

Your own budget can follow it

Turn spend up from February, when searches start to climb, and down again once the autumn quiet sets in.

When the phone rings

You're holding a lance when the lead calls.

A pressure washer can't hear the phone over the machine, and a spring lead that goes unanswered may well ring the next name on the list. Even Digitool's advice is to reply "As quickly as possible", with an automatic text for when you're "outside or using equipment". How fast the odds fall with each hour is covered in the roofing leads guide.

Set up a missed-call text before March, so every caller hears back while you're still on the roof.

A clean booked on the doorstep can be cancelled

If you price the drive standing on it and the homeowner says yes there and then, the Consumer Contracts Regulations 2013 apply:

  • Booked at their home: 14 days to cancel
  • Hand over the cancellation notice
  • No notice: up to 12 months longer
  • Starting this week? Get it in writing
  • Jobs of £42 or less are outside it

Forget to hand over the cancellation details and you've committed a criminal offence. A clean booked for next week falls inside the fortnight, so the written request to start early is the line to keep on file.

Where the lead came from

If the consent is wrong, the fine can be yours.

The ICO puts the checks on the buyer: "proportionate checks and due diligence", and a supplier's promise is "not enough". We found no ICO fine naming a pressure washing firm. The nearest is Skean Homes, fined £100,000 over calls about resin driveways off a lead generator's data, a case set out in full in the driveway leads guide. Lead Pronto, a home improvement lead seller, was fined £30,000 in November 2025 because its privacy policy named none of the 18 clients it passed data to.

Ask a pressure washing lead seller, before you pay:

  • Which search or ad did they answer?
  • Did the form name my business?
  • Is it a drive, patio, roof or render?
  • Was it a list or a search?
  • Who owns the account it came through?

Leads from your own ads skip most of this: the homeowner filled in your form, on your website, about your business. For how bought leads compare across every trade, see our trade leads guide.

Which way to go

Pay for the big cleans. Let the small ones come to you.

A lead company if

  • Roofs and render pay the bills
  • You have a second van
  • You can commit three months
  • Losing the account is fine

Think twice if

  • Drives are most of your work
  • You work alone
  • It is November
  • The terms keep the account

Run your own if

  • You want spring-only spend
  • You pick the jobs you bid on
  • You want the data kept
  • Your account, kept if you leave

A driveway customer who found you through your own ad is still your customer the next time the drive goes green. One bought through someone else's account is a line in their data. If a directory listing is the other option you're weighing, read is Checkatrade worth it first.

Our sources

Where these figures come from.

We run Google Ads for trades, so we have an interest in this, and we've shown where our own ads come out no cheaper per lead. Each seller is quoted from its own website.

Seller websites and terms were read on 23 September 2026. Click prices and search volumes are Google Ads data for the UK, pulled the same day. Job prices are from Checkatrade's driveway, roof and render cost guides. The rules come from HSE, gov.uk and legislation.gov.uk.

Questions pressure washers ask

Pressure washing leads, answered.

How much do pressure washing leads cost in the UK?
None of the UK sellers ranking for it prints a price per lead. Digitool's calculator, on its default settings, comes to £745 a month (a £245 plus VAT fee and a £500 ad budget) for an estimated 13 to 25 leads, which is about £30 to £57 each. PromoSEO's packages begin at £500 a month. The one seller that does print a per-lead price, 99 Calls, only works in the U.S. and Canada.
Can a paid lead pay for itself on a driveway clean?
Rarely. Checkatrade puts a driveway clean at £250 to £400. If one quote in 3 turns into work, a lead on that job should cost no more than about £11 to £16. Roofs, detached render and clean-and-seal jobs leave far more room, so aim the spend at those.
Who owns the ad account if I stop paying a lead company?
Read the terms. Digitool's say its campaigns run in advertising accounts "owned or controlled by Digitool", that it owns the campaign data, and that the pages it builds "may be withdrawn when the service ends". With us, the Google Ads account is opened in your name and stays yours if you leave.
When do people search for pressure washing most?
UK searches for "patio cleaning near me" peaked in March and were lowest in November and December, about 7.5 times quieter. By August they had already fallen to 720 a month, so the rush is spring rather than high summer.
Can I pressure wash an asbestos cement roof?
Not as a normal job. HSE's task sheet says asbestos cement roofs "are always fragile and cannot bear weight" and that "Only in exceptional circumstances is high-pressure jetting appropriate. This requires a specialist contractor." Its preferred method is a biocide put on with a low-pressure sprayer and gentle scraping, with the slurry collected.
Where should the dirty water from a jet wash go?
Not down a surface water drain. gov.uk says those drains "discharge directly to the environment" and that contaminated water from business activities must go to the foul drain, be recycled, or be taken away by a registered waste carrier. Polluting can bring an unlimited fine or up to five years in prison.
Can a customer cancel a clean they booked at their door?
Yes, if the job is over £42 and was agreed at their home. The Consumer Contracts Regulations 2013 give them 14 days, and if you never give them the cancellation information the period can stretch by up to 12 months. To start inside the 14 days, get their request in writing.
